    At the corner of Sandgate Rd and Wood St, this proposal delivers an eight storey mixed-use development composed of seven levels residential units atop a ground floor of retail and commercial spaces at the northern gateway to Nundah Village. Integrating into the established village character, the development extends the existing street awnings through to a double height entry with vertical landscaping. The sub-tropical atmosphere continues through the podium with a landscaped void opening to the primary circulation spine and recreation area on level 2.

    Addressing both active frontages and landmark nature of the site, the development splits into distinctive podium and tower elements, a substantially landscaped podium provides soft transition between elements. Distinctive form and fine grain articulation of the façade to the village frontage integrates with existing character while balconies extending the full length of Wood St with operable screening provide a dynamic expression to the quiet street. Splitting away from the lower levels, the tower form presents as two longitudinal elements, the northern elevation complementing the linear nature of the site is articulated as a sweeping planes punctured with voids to balconies.
