The site for this mixed-use development is located in the heart of Gladstone CBD, directly opposite the waterfront and Gladstone Marina. In a prominent location the site presented the proposal with significant attributes including views, lifestyle n and proximity to many facilities. Prominent sight line towards the site from the harbour and city centre elevated the significance of designing an iconic building that responds to the sites many attributes.

The development consists of Retail Shops, Commercial office space, Motel accommodation, and Residential apartments. The proposal emphasises an interactive ground level that draws activity into the development, whilst maintaining a sense of space, transparency, and human scale along the street frontage. The proposal also creates an environment and sense of inclusion in the development over exclusivity.
